Burns & McDonnell Title Agent - Right of Way (Multiple Locations) in Raleigh, North Carolina
Description
Burns & McDonnell is seeking Title Agents and Title Reviewers for potential projects nationwide. Duties include all aspects of land title research, including, but not limited to, tax card research and retrieval, onsite and online title research and reporting, Chain of title and Limited Title Certificate generation, preparation of Vesting and Marketable Title files, and posting of said files according to established Project Procedures This position answers directly to the Right of Way Section Manager.
Job responsibilities include:
Pulls tax cards from courthouses
Locates tax cards online
Perform onsite and/or online research necessary for Vesting and/or Marketable Title file production
Prepare Chain of Title and Limited Title Certificates
Assemble title files
Post title files according to Project Procedures
Review other Title agent’s files and make corrections
Surface Title Research
Rights and Restrictions/Due Diligence of Existing Rights on utility projects
Other duties, as assigned
Qualifications
Bachelor’s degree in Business Administration or related field. Applicable experience may be substituted for the degree requirement.
Minimum 4 years of related experience required.
Able to work efficiently under tight deadlines, as well as balance multiple projects by prioritizing effectively.
Able to communicate progress to project management and project team.
Must be responsible and have demonstrated organizational and planning skills.
Analytical, problem-solver, and strong attention to detail
Able to communicate clearly and concisely, both verbally and in writing public records research, land title ownership's and encumbrances and interests
Due diligence review of right of way files and understanding of assignability and reversionary clauses, restrictions, fractional ownership, lease payments and terms, abandonment clauses. Also an understanding of deed restrictions, reversionary clauses, life estates, and any interest that might complicate an ability to acquire an easement on the subject property.
Read and review a variety of maps, electronic and paper including plan and profiles of highway, pipelines, and electric lines.
Knowledge of proper state legal document execution practices, such as what signatures are required for trusts, conservatorship, guardianship, estates, etc. as well as knowledge of intestate succession and an understanding of Wills, Trusts, and Estate law.
Must be technologically proficient with MS Office Suite, specifically MS Outlook, MS Word, and MS Excel, along with other electronic databases.
Has to be comfortable operating in a digital document environment
Excel - able to add/delete rows and columns, sort and filter, search for data within a workbook, and other basic formatting
Word – must be able to format documents and letters, and track changes made to documents; must be able to upload documents into a shared online database, such as SharePoint or equivalent
Outlook – mail merge, create/maintain outlook calendar; effectively sort and organize outlook emails
